When do I have to submit an Architectural Change Request (ACR)
to the Architectural Review Committee?
Any time that you make ANY kind of change to the outside of your house including color changes, landscaping changes, additions, decks, fences, garage doors, or any other changes that costs $500.00 or more. ACR forms can be found on the SCHOA web site and can be downloaded with ease. All completed ACRs from home owners that live within SCHOA should be sent to the Chairman Architectural Review Committee, PO Box 671, Millersville, MD 21108. It normally takes about a week to 10 days for the Committee to return the ACR either approved or not approved. For a more detailed explanation of ACRs please refer to Resolution # 3 Sections l. thru IV,. which explains the process very well.
Are there Design Guidelines as to what changes we can make to our house?
Yes, there are guidelines. In section V of Resolution #3 there are guidelines that cover Painting, Decks & Patios, Fences, Recreational apparatus, Playhouses, Water Gardens and Pools, etc. We suggest that you read these guidelines carefully before submitting an ACR.
Is it true that there are appearance requirements for our property in the SCHOA By-Laws?
Yes. The SCHOA By-Laws are rather specific concerning appearance requirements. The SCHOA Board of Directors, who are elected by the SCHOA homeowners, are required by the By-Laws to ensure that these appearance requirements are being met by homeowners in order to preserve the property values of the community. Resolution #3 spells out the appearance requirements for all home exteriors, landscaping, and maintenance.
